Northern New England Project Manager - location flexible

The Project Manager is a key member of The Trust for Public Land’s Northern New England team in advancing the organization’s current Strategic Plan.  S/he/they work with communities to create and conserve new public lands, parks, and access to land to ensure more equitable, healthy, and climate resilient communities. S/he/they uses a broad spectrum of nonprofit land acquisition techniques and community engagement skills to produce tangible, lasting on-the-ground results. The position will focus on development and management of project pipeline primarily in New Hampshire, with strategic ad hoc opportunities across New England.

  • Manages all phases of land acquisition projects including community outreach and engagement, project identification, development of project structure and strategy, landowner negotiation, supervision/direction of appraisers, surveyors, and other consultants, and ultimate sale and conveyance to a public agency, non-profit partner, or other long term steward.
  • Assumes primary responsibility for identifying, negotiating, documenting and closing real estate transactions in close collaboration with internal Legal and Finance staff.
  • Develops and conducts community outreach and engagement. Build and maintains close partnership with community organizations, non-profits, and governmental agencies.
  • Core partner in developing programs and implementing programs with the Northern New England team most robustly meet our national strategic plan goals and commitments in Northern New England. 
  • Assumes primary responsibility for securing funding for land protection projects through existing or new public and private funding sources. Working knowledge of processes for obtaining public, private, foundation, and corporate funding in close coordination with internal and external parties. Experience writing and securing grant applications.
  • Secures financial support for TPL and out partners through transactions and/or partnership with internal philanthropy teams.
  • Builds public awareness and understanding of TPL through outreach events, leading meetings, public speaking engagements, fundraising efforts and creating a public presence for TPL.
Collaboration with others
  • Interacts with external professionals who are involved with the purchase and sale of land, including public agency staff, non-profit partners, surveyors, lawyers, planners, appraisers, landowners and elected officials.
  • Should be very comfortable with public speaking and with representing TPL to the public at outreach events.
  • Works with private donors in close coordination with internal philanthropy team.
  • Works independently with occasional guidance from supervisor.
  • Collaborates closely with internal TPL teams, including Federal Affairs, Conservation Finance, Marketing, Philanthropy, Legal, Finance and Field Support teams.
  • Bachelor's degree required.
  • Minimum of 4-5 years land protection project-related or equivalent land trust, non-profit, or educational experience.
  • Experience with land acquisition projects and community engagement preferred.
  • Working knowledge of New Hampshire state agencies and communities preferred but not essential.
  • This position requires moderate to heavy travel.  Occasional evening and weekend work should be  expected, with an eye to also maintaining staff well-being and work-life balance.

  • Demonstrated understanding of real property and tax law, legal contracts, land use and community planning techniques, environmental assessments, titles and government land acquisition policies/procedures. Politically astute and sensitive.
  • Strong, entrepreneurial negotiator, able to secure complicated real estate deals. 
  • Able to work on complex projects with moderate level of supervision.
  • Able to initiate and participate fundraising efforts.
  • Ability to take initiative, make suggestions, receive feedback, be creative and solve problems.
