Field Representative - Southern California

POSITION SUMMARY
The Field Representative provides support to project managers on all aspects of transactions in order to fund and acquire real estate and to arrange conveyance to public agencies. 
 
ESSENTIAL FUNCTIONS
  • Helps the project managers evaluate and select potential projects by contacting owners, nonprofit organizations and agency officials.
  • Assists the team by planning project strategy and negotiations with landowners toward acquisition of real estate for conservation purposes.  Assistance includes analysis of resource, recreational and other public values.
  • Meets with elected officials and their staff to discuss projects in their respective districts and organizes property tours of projects when needed.
  • Works closely with the project manager who negotiates with public agencies on conveyances of properties from TPL; coordinates conveyances and oversees technical preparation such as deed, contract, title, and appraisal documents.
  • Cultivates relationships with local land trusts and, where appropriate, create partnerships with land trusts on projects.
  • Responds to requests for technical assistance from community groups, public agencies and existing land trusts.
  • While the Field Representative might initiate and/or advance some pre-selected projects, most are delegated and supervised by the project manager.  Generally determines own methods and procedures.
  • Drafts and manages contracts for due diligence materials such as appraisals and environmental assessments. 
  • Completes assorted administrative tasks required for a well-regulated organization including internal compliance.
  • Participates in fund raising and appropriation campaigns administratively, works with philanthropy staff, donors and foundations.  Captures contacts for TPL database. Collaborates with and defers to philanthropy staff on campaigns.
  • Gains knowledge of local funding sources (i.e. Prop A, Measure A, Conservancy funding, etc.) and strategizes with staff on how best to direct such funding to TPL projects.
  • Writes grants and tracks their approval within TPL and with granting agencies Understands who are local, regional and state partners, as well as their conservation priorities.
 
OTHER RESPONSIBILITIES
  • Other relevant duties as necessary.
 
 
 
 
INTERACTION WITH OTHERS
  • Significant interaction with external professionals who are involved with buying and selling real estate and conservation easements: landowners, government agency representatives, elected officials, non-governmental organizations, attorneys, appraisers, environmental consultants, surveyors and planners.
  • May represent TPL at Town Hall /City/County Council Meetings and to other government entities.
  • Ability to work well within a broader team with strong communication skills for interoffice dialogue.
 
QUALIFICATIONS
  • Bachelor's degree required.
  • Minimum 2-3 years of related experience or equivalent.
  • Frequent, independent travel required – including some evening/weekend work and day travel.
  • Commitment to land conservation.
 
SPECIAL KNOWLEDGE AND SKILLS
  • Superior written and oral communication skills.
  • Intermediate computer applications skills:  MS Office, Internet, Adobe.
  • Flexible work habits and strong organizational skills.
  • Discretion and sensibility required, as this position represents TPL to government entities and on the phone.
  • Familiar with mapping and legal descriptions.  Applies knowledge of appraisals, EA's, title issues, public and private funding processes
